Take the Mystery
Out Of Home Building
. . . By Knowing The Answers
Got home building on your mind? Here
are the answers you're looking for. And if it's not here, we'll
try to tell you where to find it. Our goal is to provide the
information and resources you need to successfully build your
own home. And we're committed to doing it in a clear, non-technical
way - for people with no construction experience.
So here we go . . .
I Want To Be The Contractor
We've met hundreds of people just like
you! People who
wanted to build their own home themselves.
Many of them wanted to
be their own contractor - to hire their own subcontractors
and manage the construction themselves. Is that you?
The good news is that you can
do it! Home building is not rocket science. One out of every
ten homes built in the U.S. in 2007 was Owner Built!
You just
need to know the steps involved. That's where we come in.
We're going to show you how . . . right here. Most of this site
was put together for you - the Owner
Builder.
I Want To Hire A Contractor
. . . But I Want To Be In Control
Have you heard "horror stories" about
people who hired a contractor to build a home? Maybe you
have lived through this yourself. Hey! Knowledge
is Power!
Prepare yourself and you
will be in control of your project because you will have
the power that comes through knowledge. Guess what? You'll
also have peace of mind, because you'll know what's going
on and you'll really be in control.
I Want To Be The Contractor
. . . But I Want Some Help
Great news! The home building industry
is full of people who would love to help you . . . for a
fee. Everything from helping you get your Cost Estimate together
to acting as your construction superintendent. We'll tell
you how to find them and how to work with them and still
be in control!
How
Much Can I Save?
That's exactly what everybody wants to know! If you are the Owner Builder,
you'll save the builder's profit - assuming
you have prepared yourself. How much is that? Well, it depends. All
things being equal, smaller houses tend to have smaller profits - say
15-20%. Larger houses may command 25-35%.
On a $300,000
home,
that’s a savings of $75,000 to $105,000!
And, if you
plan to do some of the actual work yourself (painting,
wallpapering, etc.) the savings
could be truly astronomical!
So how much
will you save (earn)? That depends on the skill of the
builder (you) to control the costs - something you're
going to learn a lot about. |
So what do I need to know?
Here's an overview of the three major
parts of building a home.
. . . any home
. . . Your Home!
the Lot,
the Planning,
and the Construction
Each of these "parts" has
a "Financial" and a "Physical" component.
Here's what it looks like.

Want To Be An Owner Builder?
Here's some food for thought before you leap in. If you are leaning towards
being an Owner Builder, hear are some options to consider as well as some
of the benefits you'll earn for your efforts.
The
Home Contracting Process
A Broad Overview Of The Home Contracting Process. The modern homebuilder (contractor)
controls much more than just the construction (building) of the home.
The
Parts Of Your Home
If you're going to build a home, you'll need to know more than a little bit
about all the Parts of the Home. Here's an exploration of all those parts
- from footing to roof - in terms people with no construction experience can
understand.
Funding
Your Project
Unless you have enough cash available to cover construction costs, you will
probably be faced with getting a Home Building Loan to fund the project and
Permanent Financing which you will pay off over 15-30 years.
Developing
Your Budget
The very first step in planning the construction of a new home is the preliminary
budget. Developing a preliminary budget spells out the allocation of funds
for your project in broad terms.
Your
Building Lot
Home building starts with the selection of the perfect lot. It is one of
the most important decisions you'll make in your owner builder project.
If you haven't found it yet, here's some great material to help you ask
all the right questions before putting down your cash!
Developing Your Plans and Specifications
By now you have finalized your budget and
selected your lot. It's time to pull
out all those sketches and pictures you have been saving and
start seriously designing your dream home.
What's
It Really Going To Cost
Developing
Your Construction Cost Estimate -The Home Construction Cost
Estimate (sometimes called a "take
off") is the heart of your financial plan. It is what your cost
control is based upon. Here's how to get it done.
Planning
Your Construction Schedule
By developing a building schedule - a plan, the builder knows in
advance when every facet of the job is to begin and when it should
be completed. This is a planning function, and is carried out before
the job is begun.
Understanding The Sequence Of
Construction Events
It's fairly self evident that to successfully build a home,
you need to know not only the parts
involved, but just as important, how
they all go together . . . and in what order!
Construction Management
As the Owner Builder, you are responsible for scheduling, purchasing,
cost control, cost accounting, quality control and more!
Subcontractors
You might as well know right now that here is where you’ll
have most of your problems in building your own home - in finding
and dealing with subcontractors.
Suppliers
As an owner builder, lumber and building materials suppliers are your friends in the owner-builder-home-building-business. Partnering with the right suppliers can make your life a lot easier.
